De Dinkelhoeve Guesthouse – Herenweg 61 in Heemstede

We welcome you to our guest accommodation and kindly ask that you read our Terms and Conditions.
1. General
These Terms and Conditions apply to all guests of De Dinkelhoeve Guesthouse, Herenweg 61, 2105 MD, Heemstede.
- De Dinkelhoeve Guesthouse is also referred to as ‘(the) accommodation’ and/or ‘the holiday home’.
- References to ‘guest(s)’ in these terms and conditions also refer to ‘tenant(s)’ and ‘user(s)’
- The owners/managers of De Dinkelhoeve Guesthouse are Antoon Milatz and Karen Milatz-Verduijn. The owners/managers can be substituted.
- References to ‘manager(s)’ in these terms and conditions also refer to ‘tenant(s)’ and ‘user(s)’.
- Payment of the booking serves as confirmation of the booking, after which the Terms and Conditions come into effect.
- Guests of De Dinkelhoeve Guesthouse must adhere to these Terms and Conditions, which are provided to them at the time of booking. The Terms and Conditions can also be viewed on the website: www.dedinkelhoeve.nl.
- In the event of a violation of the Terms and Conditions or inappropriate behaviour, the owners/managers may deny guests immediate access to De Dinkelhoeve Guesthouse and/or refuse entry, without further notice and explanation and without refund of accommodation costs.
2. Guest accommodation
- The accommodation is described on our website.
- This website has been compiled with the utmost care. However, there may be differences between the text and/or photos presented on the website and the actual situation at De Dinkelhoeve Guesthouse at the time of the guests’ visit. No rights can be derived by guests from such differences.
- Pets are not allowed due to the potential allergies of guests who may use the guest accommodation after you.
- The bedroom of our guesthouse is located on the first floor and is accessible to people with physical disabilities. Please contact us if you have any questions about the facilities available and we will do our best to make your stay as comfortable as possible
3. Rates
The current rates are listed on our website.
- The The rates for De Dinkelhoeve Guesthouse are binding.
- Room prices include gas, water, electricity, heating, VAT, tourist tax and breakfast.
- The rates do not include the costs of any cancellation and/or travel insurance and/or other expenses.
- All information provided on the De Dinkelhoeve Guesthouse website is believed to be given in good faith and is subject to interim adjustments. De Dinkelhoeve Guesthouse is not bound by any unexpected errors on its website.
- The confirmation of your booking will show the corresponding final rate applicable on the date of confirmation.
4. Booking and confirmation

Bookings for the De Dinkelhoeve Guesthouse can only be made through the website or an external booking site.
- No booking fees are charged. However, cancellation policies and fees do apply (see below).
- Guests must have a permanent residence.
- The person registered with us is the main guest and must be at least 21 years of age.
- Without your contact details, it is impossible to provide a final confirmation.
- Once your booking is confirmed and paid, it is final for both parties.
5. Payment
- The booking is final once the rental costs are received at the time of booking.
6. Cancellation/No-Show (failure to cancel)
If you are unexpectedly unable to use the reserved guest accommodation, you must notify the owner(s) as soon as possible so that we can offer the available accommodation to others.
In the event of cancellation, the guest(s) will pay a fee to the manager:
- Cancellation up to two weeks before the booked date/start date is free of charge
- In case of cancellation between 14 and 8 days before the booked date/start date: 50% of the agreed price
- In case of cancellation between 7 and 2 days before the booked date/start date: 75% of the agreed price
- In case of cancellation between 2 and 0 days before the booked date/start date: 100% of the agreed price
- No-Show: if you do not arrive on the booked date(s) without cancelling, 100% of the agreed price will be charged.
To be eligible for a refund of the amount already paid, the cancellation must be communicated to De Dinkelhoeve Guesthouse by email or WhatsApp.
7. Arrival and departure
- Prior to your stay, you will receive the code for the so-called ‘key safe’ by WhatsApp or email, where you will find the key to your booked guesthouse accommodation. The key must be left on the table in the guest accommodation upon departure. Failure to return the key will result in a fine of 100 euros.
- For identification purposes, you may be asked to show your passport or identity card.
- On the day of arrival, the guest accommodation is available from 3 pm.
- On the day of departure, you must vacate the guest accommodation by 11 am at the latest.
- Deviations from the above times are only possible by arrangement with the owner/manager.
- No refund will be given in the event of early departure.
8. Breakfast
- Upon arrival, you will find various breakfast items and other goodies in the (refrigerated) cupboard in your guesthouse. These are sourced as locally and/or organically as possible. If there be any allergies or intolerances that we need to be aware of, please inform us in advance.
9. Your stay
- Noise disturbance, especially between 10 pm and 7 am, should be minimised as much as possible. Please be considerate of our neighbours and other guests.
- Radios, televisions and other sources of sound must not cause disturbance to others.
- Only guests registered with us may stay overnight in our guesthouse.
- The accommodation is accessible 24 hours a day during your stay.
- Our guest rooms are suitable for overnight stays by two people. This number can be expanded to four when both units are booked. Additionally, a foldaway bed is available for one extra person upon request.
10. Safety and the environment
- Guests must follow the instructions of the owners/managers.
- The accommodation must be kept clean and tidy and vacated on time.
- The first aid kit, fire extinguishing equipment and emergency exits will be shown to you upon arrival.
- Report the presence of suspicious persons or activities immediately to the owner(s)/manager(s).
- Smoking, incense and open flames are not permitted due to fire safety regulations.
11. Liability
- The owners/managers cannot be held liable for personal injury resulting from a stay in our accommodation, nor can they be held responsible for damage, loss or theft of guests’ property. In the event of disputes, all (legal) costs are to be borne by the guests.
- Damage to and loss of the owner’s movable or immovable property must be reported immediately by the users to the owners/managers and compensated for.
- In the event of loss of keys to guesthouse to De Dinkelhoeve Guesthouse, the aforementioned fine of 100 euros will be charged.
- De Dinkelhoeve Guesthouse is not liable for disruptions in and around the accommodation, such as power and water supply failures, technical installations issues, and unannounced or delayed construction and/or roadworks in the vicinity of the guesthouse.
12. Complaints, disagreements
- The guest is always entitled to present their grievances to the owners/managers through a complaint. They will always handle a complaint adequately and promptly, in a manner that the meets standards of reasonableness and fairness.
- The administrators’ records are decisive in the event of a disagreement, unless the users can prove otherwise.
- For any deviation not covered in the Terms and Conditions, the owner’s decision is final.
13. Force majeure
- In the event of force majeure, whether permanent or temporary, the owners/managers are entitled to terminate or temporarily suspend the agreement in whole or in part without the guest(s) being able to claim performance and/or compensation.
- Force majeure includes, but is not limited to: threat of war, war, uprising, strikes, boycotts, disruptions in the energy circuit, traffic or transport, government measures, scarcity of raw materials, natural disasters and all other circumstances, extraordinary weather conditions, death of one of the owners or close family members, etc. under of the the owners/managers cannot reasonably be expected to fulfill the agreement in whole or in part.
14. Privacy
- The personal data provided or made known will be treated confidentially by the owner(s)/manager(s) and will not be disclosed to third parties. For more info, please see the privacy statement page.
15. Final provision

- Unless otherwise stipulated by rules of international private law, these terms and conditions are governed exclusively by Dutch law.
- All disputes arising from the user agreement or these terms and conditions will be settled initially by the competent court in the Netherlands, unless otherwise stipulate by rules of international private law.
- Neither party may transfer its rights and obligations to third parties unless otherwise stipulated in these terms and conditions.
